Professional snagging is ultimately looking at your home with an experienced, educated pair of eyes.
A large amount of developers will include a warranty period with your new home, and it is the homeowners duty to report any defects/ snags that they feel is warranted. We ensure that all defects are reported, closed out to a satisfactory measure, and advise you on an approximate timescale.
Professional Snaggers will have generally been Site Managers in a previous career. We know what developers do and how/ why they do it. SnagWise go deeper than decoration & cosmetic items, and we know what is required to be carried out by the developer once the property is handed over to the homeowner. We will spend multiple hours checking your home over thoroughly, comprising a list that we know the developer will have to action. We follow framework from the nations leading warranty providers, and the ‘New Homes Quality Board’ - a non-profit organisation dedicated to improving the quality of new Homes.
From the date your home is ready for a ‘home tour/ home preview/ home demonstration’ - this is the developer telling you that your home is ready to move in to (from a quality point of view). From this moment, you are entitled to bring a third party with you (either to the appointment) or after you have legally completed on your home, this bit is up to you.
The developer would then inform you that there is a ‘snagging period’ - where you as the homeowner are to report any defects you have spotted (or that we have spotted), this will either be at the home preview/ demonstration, legal completion - or within a certain agreed timescale set out by the developer.
Once this snagging list created by SnagWise is issued back to the developer, they are duty bound to assess and complete the works, within a reasonable timescale.
